At Livingston County Habitat for Humanity, we
don’t just build houses—we build community.
Our Homeownership Program is a powerful
partnership that empowers local individuals and
families to buy their own homes.
Through this program, Habitat constructs or
renovates safe, energy-efficient houses.
We then sell these homes to our partner families with an affordable,
no-profit mortgage tailored to your
income. This is a life-changing
"hand up" that provides your family
with a permanent, stable place to
grow.
Program Overview


The Three Pillars of Eligibility
To ensure success for our partner families, Habitat homebuyers are selected based on three main criteria:
1. Need for Affordable Housing
You may meet this criteria if your current housing situation is:

Substandard: Overcrowded, structurally unsafe, or has broken/inadequate heating, plumbing, or electrical systems.

Unaffordable: Your current monthly rent is more than 30% to 50% of your total household income.

Inaccessible: Your current home does not accommodate a family member’s physical disabilities.
2. Ability to Pay
Habitat homes are an investment, not a giveaway. Applicants must demonstrate the financial stability to sustain homeownership:

Stable Income: A steady, verifiable source of income that falls within our program guidelines (typically between 30% and 80% of the Area Median Income for Livingston County).

Credit & Debt: A history of timely payments, manageable debt-to-income ratios, and no recent bankruptcies.

Affordable Mortgage: You must be able to afford monthly mortgage payments, property taxes, and homeowner's insurance.
3. Willingness to Partner
Becoming a Habitat homeowner requires a deep personal commitment. Selected families must be eager to invest in their own future through:

Sweat Equity: Investing a required number of hours helping to build your home, working on other Habitat homes, or volunteering at the ReStore or within our programs.

Homeowner Education: Completing mandatory financial literacy, budgeting, and home maintenance workshops to prepare you for the responsibilities of owning a home.
What to Expect: The Journey to Homeownership
Step 1: The Inquiry & Orientation
Attend an informational orientation meeting or fill out our preliminary inquiry form to learn about current application cycles and income brackets.
Step 2: Formal Application & Review
Submit a comprehensive
application detailing your income,
credit history, and current housing
need. Our committee carefully
reviews every file.
Step 3: Selection & Partnership
Once approved by our Board of Directors, you are officially welcomed into the program as a partner family and begin accumulating your sweat equity hours.
Step 4: Construction & Education
As your future home is being built or renovated, you will work alongside volunteers on the build site and
complete your homeowner
preparation courses.
Step 5: Closing Day
You sign your affordable mortgage,
purchase your home, and receive
the keys to your brand-new future!
